The food was incredibly fresh and the front staff was very hospitable. Between the amazing taste, massive portion size and steal of a price I would easily come here again. Pictured below is the Hot and Spicy Chicken and Teriyaki Beef.

An excellent example of a hidden gem. Do not judge the appearance or location, the food is top quality, the service is fast and courteous. They use absolute quality chicken and great portions. If you’re looking for a great lunch spot with teriyaki and other offerings, I highly suggest this small business. As a side note, I observe that they often have a small selection of desert items at the counter if you need a snack to bring home.

Simple basic teriyaki diner. One of the last affordable places to get a good lunch. Very decent hamburger special. My favorites are the chicken katsu, and the number two Burger combo. The crinkle cut fries are always fresh and hot.

I found this place, while waiting for Spring Fest to start, (yesterday). They were just barely setting up all their booth tents still, at the start of the event. I found this restaurant nearby, and walked because I had parked five blocks away, and didn't want to go grab my car. The owner was very friendly, and I didn't have to wait long for my food. It's a tiny, tiny spot. I plan on coming back again, to support them! The food was excellent

Kokiyo Teriyaki has quickly become one of my favorite spots for delicious, comforting, and consistently great food. Every time I visit, I’m impressed by the quality, the flavor, and the warm service that make this place truly stand out. The moment you walk in, you’re greeted with a friendly atmosphere and a team that genuinely cares about their customers. The service is always fast, polite, and attentive, and they make you feel welcome whether you’re dining in or picking up a quick meal to go. Now, the food — absolutely fantastic. Their teriyaki is some of the best I’ve had anywhere. The chicken is always tender, perfectly cooked, and coated in a rich, flavorful sauce that strikes the perfect balance between sweet and savory. The portions are generous, the rice is always perfectly fluffy, and the vegetables are fresh and cooked just right. I also love their spicy dishes — they have just the right amount of heat while still keeping all the flavor. The yakisoba, gyoza, and katsu are also excellent choices, each prepared with care and full of satisfying taste. What really makes Kokiyo Teriyaki special is the consistency. No matter what you order or when you come in, the food is always delicious, the portions are always big, and the experience is always positive. You can tell the owners and staff take pride in what they do, and it shows in every detail. Great Teriyaki! I eat here about once a week as it's close to work, but it's so good sometimes i bring it home for dinner. Can't go wrong with the spicy pork or katsu either.

A group of finalist went there for lunch and all had different meals. All were fabulous. If you’d like teriyaki, this is the place to go.

Great teriyaki place. I work downtown and it takes me less than five minutes to cross the bridge and get there. I eat there once a week. Actually been going there for over 20 years and the new owner made it even better than the prior owners!
